An apartment on Kyrenia’s coastline, a villa with a garden at the foot of the mountains… Browsing homes in North Cyprus is a pleasure — but every buyer who reaches the decision stage circles the same question: “Is there something I’m missing?”
Take that question seriously; it is the right one. The seven points below are distilled from the processes we see in the field every day. When a buyer ticks all of them, the process runs predictably; when any one is skipped, that is where the problems come from.
1. Make no commitments before the title is examined
The property’s deed type, its encumbrances and the seller’s authority to sell — this trio must be examined by an independent lawyer before any contract. We explained what the deed types mean in our title deed guide. The rule is simple: until the title is clear, take no binding step — deposit included.
2. Work with an independent lawyer — not a “shared” one
A lawyer suggested by the seller or the agent carries a conflict of interest, however well-meaning. A lawyer you chose, answerable only to you, stands on your side in everything from contract terms to the registration timetable. This is the non-negotiable item of the process.
3. Register the contract at the Land Registry
The strongest mechanism protecting a buyer in North Cyprus is contract registration: once registered, the property cannot be sold to a third party or mortgaged. Registration has a legal deadline — your lawyer should start the process as soon as the contract is signed. Details in our buying process guide.
4. Check the developer’s record — not their brochure
If you are buying off-plan, your real assurance is not the render but the developer’s track record: walk through their completed projects, ask whether delivery dates were kept, talk to existing buyers. Turning a door handle in a finished project tells you more than a thousand-page catalogue.
5. Test the area by living it
The same home is a different life in a different area. Distance to the sea and the centre, access to shops, pharmacies and hospitals, the sound of the street… Spend a few hours in the area if you can; we compared which area suits whom in our Kyrenia area guide.
6. Budget the total cost, not the sale price
On top of the purchase price come taxes, fees, legal costs, site service charges and items like furniture and appliances. Since rates change with legislation, get the current figures from your lawyer at the start and build your budget on the total cost. A cost discovered later is simply an unplanned one — it doesn’t need to be a surprise.
7. Think about after-handover before you buy
Who will manage the home, what does the service charge cover, how does the warranty process work, who looks after the property while you are away? The answers — especially if you live abroad — can even change which home you choose. Working with a developer that offers after-sales support makes the difference here.
The checklist is in your hands — now apply it
For a buyer who ticks these seven items one by one, buying in North Cyprus is a process to manage, not to fear. At Atason Construction & Property, we walk every item of this list together with our buyers, transparently, in Monte Carlo Homes and Monte Carlo Villas.
If you would like to adapt the list to your own situation, get in touch — we will listen and map out the road, with no sales pressure. (This is general information; consult your lawyer for a definitive transaction.)
